What is a Transient House?

A transient guest house is a form of transient guest accommodation within a single – family dwelling or two-family dwelling that is not owner-occupied.

A transient house is a great option for anyone who doesn’t want to rent out their primary residence but still needs someplace to stay for a short period of time. It may be used as a vacation rental by owners who live elsewhere or as a way for someone to make extra money by renting out the space for short-term stays. It is also sometimes referred to as a bed and breakfast, boarding house, or B and B, although these terms are often used for establishments that do not meet the legal definition of a transient guest house.

The guest house may be part of a larger single-family home or two-family home and rented out to transients as a “transient guest house” on a short term basis, usually from one night to several weeks.

The transient guests are referred to as “transients” because they are staying for a relatively short period of time, compared with long term tenants or homeowners who may live there permanently or semi-permanently. The most common reason for having a transient guest house is for extra income, often from renting out the extra bedroom(s) in the home to transients.

A transient guest house may be a separate structure from the main residence, but it is almost always attached to the main residence by some sort of breezeway or hall way. A breezeway is an opening in the walls of adjoining structures which allows cross ventilation between the two structures. It is also called a “cross breeze” opening, and is sometimes used as an access point for deliveries or as a point of entry for service personnel. A breezeway is usually less than six feet wide, and often only three to four feet wide. As such, it can be difficult for homeowners to get through with their wheeled vehicles. Many homeowners use a temporary “breezeway jumper” to allow them to pass easily through their own breezeway. Another common feature of transient guest houses is a garage underneath.
